Booking Terms

These Booking Terms apply to stays booked directly with us — through this website, by email, by phone or on WhatsApp. Bookings made on Airbnb or Booking.com are governed by the terms of those platforms.

1. Booking and confirmation

A booking request is not a confirmed booking. Your booking is confirmed only when we confirm it to you in writing.

2. Minimum stay

The minimum stay is 3 nights.

3. Deposit

A deposit of 50% of the total booking amount is payable within one week of your booking request. For bookings made less than one week before arrival, the deposit is payable when the booking is confirmed.

4. Payment of the balance

The remaining 50% is payable between one week before arrival and the day of arrival.

5. Payment methods

Payment is made by bank transfer, in cash, or by another method agreed with the host when arranging the booking.

6. Cancellation

• Up to 30 days before arrival: full refund.
• From 29 to 14 days before arrival: half of the deposit is refunded (25% of the total booking amount).
• 13 days or fewer before arrival: no refund.
• Bookings made less than one week before arrival cannot be cancelled.

7. Damages

No damage deposit is required, and guests are not charged for minor breakages (for example a light bulb, a plate or a glass). For more significant damage (for example a broken window, damage to the kitchen or fire damage), the guest pays the cost of the damage, which is determined in agreement with the host.

8. Taxes and fees

The climate resilience fee and all other applicable taxes (such as VAT) are included in the price. Cleaning is also included in the price.

9. Arrival and departure

Check-in is from 15:00 and check-out is before 10:00. The villa accommodates up to 6 guests.

10. House rules

Pets are not allowed, smoking is not permitted inside the villa, and parties or events are not allowed. Children are welcome; cots and high chairs are not available. Children are not allowed in the pool. An exception can be requested; in that case the children must be supervised at all times and must be quiet.

11. Other terms

The Terms of Use and the Privacy Policy of this website also apply. In case of a discrepancy between language versions, the Greek version prevails.
